Landlords may face rental auctions forced on them
Councils will have the power to hold high street rental auctions (HSRAs) from 2 December after secondary legislation was laid yesterday (11 November).
The powers, which were originally introduced by the Levelling Up and Regeneration Act 2023, are intended to allow local leaders to tackle persistently vacant properties in city, town and village centres by putting the leases up for auction.
Empty properties forced back into use
Under these new powers a local authority can issue notices to landlords of high street or town centre properties to force them to put an empty property back into use. Long term empty units may face a no reserve rental auction if the landlord does not find a tenant or put the property back into use themselves and the powers under this new law are pretty daunting if you are struggling to find a tenant.
